The rules keep coming. It doesn’t stop.
Making Tax Digital started in April 2026 for landlords with rent over £50,000 a year, counted before expenses: updates to HMRC every quarter. It reaches £30,000 in April 2027 and £20,000 in April 2028. The Renters’ Rights Act has been in force since 1 May 2026: Section 21 is gone and private tenancies are now periodic. Selective licensing is spreading, council by council. The paperwork isn’t getting simpler — so put in a system that keeps up.
